Governor DeSantis Signs Legislation Delivering Relief to Condo Owners

Governor Ron DeSantis signed HB 913 and HB 393, delivering long-awaited financial relief and stronger oversight for Florida condominium owners and associations.
HB 913 provides flexibility for associations by extending reserve study deadlines, allowing a two-year pause on reserve contributions, and prioritizing critical structural repairs. It also increases transparency—requiring competitive bidding, online access to financial records, and disclosure of conflicts of interest—while tightening rules for association managers.
HB 393 updates the My Safe Florida Condo Program, limiting grants to improvements that lower insurance costs, reducing owner approval requirements to 75%, and expanding eligible repairs like roof replacements.
These reforms aim to ease financial pressure on condo owners, strengthen accountability, and ensure safer, more transparent condominium communities across Florida.
